A successful project begins with a well developed and detailed program

Phase I

To Begin

Begins with the selection of the project program and development design team. On all HLH projects, we work with the Owner to assemble the “Team” Our Team approach has bee successful in developing award when he designs far exceeding the clients’ expectations. The goal set for the team is to develop the best project today within budget. The team consists of A.CHAL age design person now and consultants together with the owners’ person now. Through a series of meetings, the program for the project is developed or fine-tuned. These meetings will include a detailed analysis of each program area, their function with our areas, future growth analysis, operational cost and a site visit to other successful projects, if necessary. From this Daidre or the GYN team further develop the program, concept, and budget.

Phase II

Design and Development

Again, the team is involved in this process. Site analysis including future expansion, site plans, building plans, evaluations and sections of the building and site or evaluated by the team and again the budget is adjusted. At the end of this phase, the design is approved by the team and the budget is set and approved by the governing body.

Phase III

of the project is the construction documents face. As the HLH staff and consultants develop construction documents periodic meetings are held with the team for evaluation and input. Our consultants include interior design, HVAC, plumbing, electrical, and civil. At 50% of the construction document fees, costs are evaluated and the budget is adjusted if needed upon completion of the construction document please the budget is further evaluated.

Phase IV

of the project is this the middle of documents to all regulatory authorities for approval. After approval, the budget is again evaluated.

Phase V

of the project is the awarding of construction contracts in actual construction of the project. All HLH architects projects are with in or under budget. The construction delivery process for all except three of our projects in the last five years or under HLH developed construction management process. This process has built the very best quality buildings, on time and with in or under budget, and with low maintenance cost. During construction the team meets periodically to observe construction. Supervision of the project is performed by HLH staff in consultant to assure compliance with the construction documents and assist with the processing applications for payment.

Phase VI

of the project is assembly of as built drawings, closeout documents, operations and maintenance manuals. We coordinate all training sessions for operating the facility in all systems.

Phase VII

is the one year warranty inspection. This is performed after one year after project substantial completion to ensure all items requiring collection have been made.
