The design services include coordination of the Site Work, Landscaping, Building Work, Interior Work, Security Equipment and Voice and Data Raceway Systems.

  1. Site Analysis A Complete analysis of site potential
  2. Program An analysis of the present needs as well as future potential needs. This analysis will include operational requirements, equipment, personnel, square footage needs, potential construction materials, finishes and the prepared budget. The program will be reviewed with you and your building committee and any requested modifications will be made. Adjustments to the program, in relation to cost, will also be made to best solve the program and budget restrictions. At this point in the program, alternates that will become part of the construction documents will be discussed.
  3. Schematic Design Preparation of specific site study layouts, floor plan layouts including furniture plan with equipment and exterior sketches. This will be reviewed with your planning committee and any changes requested will be made to satisfy specific changes or additions to the program.
  4. Final Design Development Drawings and Scope of Work The Final design development drawings will be completed to include the site plan, floor plan with furniture and equipment, building elevations, building section and reflected ceiling plans. A scope of work will be written t include a verbal walking tour of the exterior and interior of the building, preparation of the final budget figures for the building and interior, as well as a description of all the systems to be incorporated.
  5. Contract Documents Preparation of the detailed construction documents to include plans and specifications for the building work and interior work. The building work plans and specifications will include architectural, site work, landscape, design, electrical, mechanical, plumbing, security equipment, computer and data systems coordination and millwork. The above plans and specifications will be reviewed with you for approval of design prior to negotiating or bidding of the separate contracts.
  6. Bidding or Negotiating We will coordinate the acquisition of bids or negotiated contracts and make a final analysis of costs with you befor contracts are awarded.
  7. Contract Administration Administration and coordination of the three dontracts will be made to insure accurate and quality construction within the specific time schedule. This shall include the review to specified shop drawing and submittals.
  8. Certification of Monthly Applications for Payment We will certify and cooridinate the monthly applications for payment of the seperate contracts to insure verifiable cost expenditures.
  9. Final Inspection and Acquistion of Final Submittals A final inspection will be made of the project to ensure that all materials and equipment are installed as specified. Wr will also certify final submittals to include guarantees, affidavits and consent to surety, etc.
  10. One-Year Inspection One year after substantial completion, an inspection will be made to verify that all materials and systems are performaing to plans and specifications.
